The subject property was <br />approximately 16.6 acres in size and consisted of one unoccupied 1,744 square foot <br />residential home, six storage sheds, and three horse stables. The remainder of the <br />property consisted of undeveloped pasture with a pond of unknown size located in <br />the middle of the property. The future land use of the subject property was identified <br />as low-density residential, which is defined as up to four units to the acre. <br /> <br />During Shaw's site reconnaissance and file review revealed that a portion of the <br />property was cultivated with citrus for over 50 years. As a result, Shaw <br />recommended further investigation of residual agrochemicals in the soil. Due to the <br />age of the residential structure, it was possible that asbestos containing materials and lead-based paints were used during its <br />construction. Shaw recommended that prior to removal of the structure from the subject property, an asbestos and lead-based <br />paint survey be completed. <br /> <br />During Shaw's Phase I ESA investigation, it was indicated that five groundwater monitoring wells have been installed on the <br />subject property due to a contaminated groundwater plume originating from the eastern adjacent property. The last four sampling <br />events of the monitoring wells located on the subject property have not detected any contaminants in the groundwater. Shaw <br />recommended continued quarterly sampling of these wells. <br /> <br />As part of Phase II ESA activities, Shaw collected surface soil samples from five locations on the east side of the subject <br />property, which was historically utilized for citrus agriculture. The soil samples collected from these five locations were combined <br />to form one composite soil sample that was submitted for laboratory analysis of organochlorine pesticides by Environmental <br />Protection Agency (EPA) Method SW8081, organophosphorus pesticides by EPA Method SW8141, chlorinated herbicides by <br />EPA Method SW8151, eight Resource Conservation and Recovery Act (8-RCRA) metals plus copper and zinc by EPA Method <br />SW6010, and total organic carbon (TOC) by EPA Method SW9060. In addition, individual soil samples were collected from the <br />five locations and held at the laboratory pending analytical results of the composite soil sample. The five individual soil samples <br />were to be analyzed only if an analyte detected in the composite soil sample exceeded FDEP Chapter 62-777, FAC, Residential <br />Soil Cleanup Target Level screening criteria. <br /> <br />. <br /> <br />1 FIRM NAME <br />Shaw Environmental, Inc. <br /> <br />25.
