A two to three-week period of initial <br />meetings, research, and conceptual design detail, followed <br />by a review by the team and stakeholders of the <br />concept(s), followed by the refinement of a selected final <br />concept. <br /> <br />Schematic Design. We will schedule an accelerated <br />period to prepare 50 percent schematic design <br />development documents, followed by an internal two-week <br />review. An initial opinion of probable cost (OPC) will be <br />prepared, During this phase, we will also focus on the <br />following efforts: research and data collection, public <br />design workshops, translation and refinement of the park <br />plans for the creation of alternative concepts and an <br />overall master plan, and final documentation of the park <br />master plan, <br /> <br />Design Development. Upon the review and approval of <br />the schematic design documents, we will further refine <br />your vision with greater detail to the plans and update the <br />OPC. We will then determine a realistic schedule for the <br />100 percent completion of the park's design development <br />documents, <br /> <br />Construction Document Preparation - Final Design <br />Phase. The Kimley-Horn team will prepare complete <br />construction documents suitable for competitive bidding. <br />Opinion of probable construction costs will be updated as <br />the project details are developed. Pre-application meetings <br />will be held with review agencies and permit applications <br />will be prepared and submitted, <br /> <br />Public involvement will continue in this phase to inform the <br />public of project progress. It is important that we keep <br />residents informed to meet those goals set during the <br />preliminary design phase. Milestones during the final <br />design phase include a kick-off meeting to authorize the <br />start of final design, confirmation of project scope, <br />objectives, and schedule; design reviews at completion of <br />30, 60, and 90 percent plans; a public meeting to present <br />the project design, updates, schedule, and funding plan; <br />and permit applications, <br /> <br />Deliverables during this phase include complete <br />construction documents, drawings, and specifications <br />suitable for competitive bidding. Applications for necessary <br />project permits will also be provided and permit approvals <br />will be pursued, Graphics and presentation materials used <br />at public meetings will be provided, and when necessary, <br />grant applications will be prepared. <br /> <br />Construction Phase Assistance. The final step will be to <br />build the project. Kimley-Horn will provide bidding <br />assistance and construction phase services for the City. <br />Milestones during this phase include advertisement of the <br />construction project; notice to proceed with construction; <br />and certification that construction is complete and in <br />compliance with the plans and specifications. <br /> <br />Deliverables in this phase include complete record <br />drawings and construction certification. While these project <br />milestones are key steps toward successful project <br />completion, we believe the best-run projects are those that <br />employ effective communication throughout. We <br />accomplish this by providing weekly status reports (with <br />meetings, when desired) that emphasize thorough <br />coordination and communication with the City. We will: <br /> <br />1, Prepare an up-front public agency action plan and <br />establish project schedules that will help to make <br />project development, design, and construction as <br />easy as possible <br />2. Review shop-drawing submittals from the selected <br />contractors <br />3. Hold periodic construction observations during <br />construction. The number and duration of site visits <br />will be determined by the City and the team following <br />the completion of the construction schedule (includes <br />preparation of site observation reports). <br />4. Respond to contractor's reasonable requests for <br />information (RFls) <br />5, Review record drawings (prepared by others) <br />6. Eventually determine the number of field visits to <br />nurseries in South Florida for the purpose of selecting <br />and tagging plant material for the project. <br /> <br />Construction Administration.
