Significant Project Issues... <br /> <br />"A park without safe public access isn't a park" <br /> <br />Pedestrian Connectivity: To illustrate these project issues - refer to the attached fold out color page with photos) <br /> <br />We have identified a physical barrier which is extremely dangerous, hazardous and detrimental to the children and <br />families that will utilize Heritage Park, This barrier is created for all residents South of Heritage Park by the William <br />Lehman Causeway (WLC), The present pedestrian connector (illustrated on following pullout chart Photo #6) is <br />extremely dangerous for the public and all who will walk, cycle or rollerblade through the path currently proposed as <br />they would have to walk along the busy Collins Avenue, under the lowest and darkest point of the underpass (WLC), <br />proceed throuQh a parking lot and then cross the westbound ramp of traffic entering the WLC, We feel this is a <br />danger and would not want our children and families taking this route to Heritage Park, <br /> <br />Proposed Solution: To ensure safety to all - we propose the following solution to the Pedestrian Connectivity <br />problem identified above, <br /> <br />In following the solid red line on the color fold out sheet to serve as the proposed pedestrian connector route - the <br />end of N, Bay Road (Photo #1) currently serves as a dead-end street and also runs adjacent to the Intercoastal <br />Waterway (Photo #2). This is an ideal location to create a safe Pedestrian Connector for all residents south of the <br />WLC to travel to and from Heritage Park thus eliminating the dangers of crossing dark underpasses and highly <br />trafficked areas and streets, The path then follows the Intercoastal Waterway and alongside the north side of the <br />WLC (Photo #5) allowing park goers to arrive at the park safely! Although not contemplated in this scope; however <br />for future consideration consider a future pedestrian connection from Golden Shores to SIB K-8 area behind Publix <br />(Photo #12) allowing more residents to safely access Heritage Park. <br /> <br />To enhance the beauty of SIB for residents and visitors who come to SIB either by vehicle or boat we have also <br />envisioned reclaiming the beauty of the SIB side of the Intercoastal Waterway under the WLC within this project. <br />Boaters entering SIB via the "water highway" headed South under the WLC are greeted by either the Aventura side <br />(Photo #3) with beautiful landscaped lush green areas bordering the water highway or the SIB side (Photo #4) which <br />is highly underutilized and currently serves as an unsightly storage yard for city vehicles and building materials, <br /> <br />Unique Site PlanninQ Approach <br /> <br />We have explored several options to meet the parking requirements explained in the RFQ, Since parking structures <br />are not only unsightly they increase the heat in the area due to the reflection from the concrete structure, After <br />considering the location of the proposed parking structure obstructs the views from the Ocean View condominiums <br />on the West side of the property therefore we are proposing an alternative structure that will reduce the visual impact <br />of a parking garage for the residents of Ocean View on the 1st, 2nd, 3rd and 4th floors will not loose their views and <br />maintain the integrity of the park and green areas, We are proposing the structure goes Y2 level down under the <br />park thus allowing the roof to become a green roof to reduce the heat in the area and not interfere with residents <br />views and allow more play area for the park goers, Additionally, we are proposing the reduction of the footprint of the <br />parking garage by the automation of Robotic Parking which allows space saving parking, This system can <br />accommodate twice the number of cars in the same space as a conventional garage, (Illustration on attached) <br /> <br />Safety: Conventional parking garages have many spaces where criminals can hide and prey on garage users, <br />Robotic Parking™ has no place for criminals to hide and users do not enter the garage but use an open, well lit, and <br />observable transfer terminal. <br /> <br />City of Sunny Isles Beach <br />RFQ # 07-08-01 <br />Page 6 of 11 <br /> <br />ARC HIT E C T S .. <br />I N T ERN A T ION A I> .. <br />
