A representative of BCC will be available for all construction related matters, and <br />this person will have the authority to make decisions on behalf of the design team. The following <br />is a list of the administrative procedures performed, followed by a short description of the task. <br /> <br />1. Pre-eonstruction eonferenees, when an initial Notice to Proceed is issued. This allows the <br />contractor a set period of time- usually 30 days- to finalize the construction schedule and obtain <br />all permits. A final Notice to Proceed is issued once the permits and schedule are ready and <br />approved by MDW ASD. <br /> <br />2. Weekly Meetilll!:s are set up to review the status of construction progress, submit shop <br />drawings, clarify documents and discuss construction issues. <br /> <br />3. The following support documents are sent to the City's Project Manager who may consult <br />with BCC, before responding to the request. All transactions are logged. Documents processed <br />will include: RFI's, Change Orders, Request for Proposal's and Field Orders <br /> <br />3.5 Construction Contract <br /> <br />A project's close-out phase is often overlooked in the execution of the project. Project teams <br />usually move on to the next engagement, and the City is left with completing the final <br />deliverables and financial obligations. In some cases, the project close-out can have serious <br />.financial considerations. related to issues of contract and schedule closeout. <br /> <br />When a project is approximately 90% complete, BCC's Engineers will contact the Contractor as <br />well as the City's Maintenance Staff to schedule a Preliminary Field Inspection. Although this <br />inspection may not be a requirement of the contract documents it is suggested in the spirit of <br />cooperation with the contractor to insure a more timely and problem free final inspection. The <br />purpose of the inspection will be to review the project and determine if the project is sufficiently <br />complete to warrant a final inspection.BCC will schedule a Final Inspection within 7 days of the <br />Contractor notifying the City that the project is presumptively complete. During this inspection <br />a punch list will be prepared for any work found unsatisfactory in whole or in part. A copy of <br />the punch list will be provided to the Contractor with the indication that the work so noted must <br />be completed before the job will be accepted. The Contractor will also be notified that the punch <br />list should not be construed as a "final list". <br /> <br />Once all punch list items are completed a Final Inspection will be scheduled. Contract closeout <br />will also include reconciliation of any outstanding unpaid estimates, review of the required <br />contract documents, submittal of the appropriate records including "As-Built" Plans to the City <br />for records retention. <br /> <br />7300 N Kendall Drive I Suite 660 I Miami.
