<br /> <br />On your project we anticipate producing the following <br />schedules: <br />· Overall Master Project Schedule <br /> <br />· Shop Drawing and Submittal Schedule <br /> <br />· Master Construction Schedule <br /> <br />· Short Interval Schedules <br /> <br />Overall Master Project Schedule-This schedule incorporates <br />all phases of the project including pre-construction design, <br />procurement, construction and occupancy close-out phases. <br />It integrates the responsibilities and activities of all parties, <br />including the Architect, Engineers, Owner and applicable Outside <br />Agencies (i.e. local Water Management District, Department of <br />Environmental Protection, other Permitting Agencies) <br /> <br />Shop Drawing/Submittal Schedule-This Schedule dictates and <br />monitors the activity of the Shop Drawing and Submittal <br />creation, review and approval process and is cross referenced to <br />the Master Construction Schedule for compatibility. <br /> <br />Master Construction Schedule-This schedule is developed <br />based on a combination of previous experience, current <br />market conditions and actual subcontractor input. All major <br />construction activities are included. This schedule is important <br />in that it is attached to and becomes part of each Subcontract <br />Agreement, thereby documenting the schedule performance <br />criteria contractually required for each Subcontractor. <br /> <br /> <br />Short Interval Schedules-Short Interval Schedules are portions <br />of the Master Construction Schedule amplified in greater detail. <br />For example: Where the Master Schedule may have an activity <br />"Drywall-1st Floor", the Short Interval Schedule may breakdown <br />the activity into: <br />· Hang Drywall - Dining Areas <br /> <br />· Finish/Spray Drywall - Dining Areas <br /> <br />· Hang Drywall - Offices <br /> <br />· Finish/Spray Drywall - Offices <br /> <br />W.G. Mills, Inc. is proud of its history of meeting schedules and <br />completing projects on time and within budget. <br /> <br />Cost Control on your project will be composed of three basic <br />elements: Estimating/Budgeting, Procurement, and Construction <br />Phase Controls. These elements will be customized into the <br />appropriate procedures and processes aligned with the formatting <br />and reporting needs of the client. <br /> <br />Work Planning/Schedule Management Development of detailed <br />project work plans coordinated between all project team members, <br />and documenting key activities and information exchanges is <br />essential to efficient project delivery and schedule conformance. <br />During development, the proposed schedule is evaluated against <br />historical information for similar projects to help ensure that the <br />proposed schedule is achievable. Once a detailed schedule and <br />work plan have been developed, the process must be managed <br />effectively in order to meet the proposed schedule. Progress on the <br />project must be continually evaluated against specific milestones. <br />Doing this on a frequent basis allows for identification of trends <br />and provides an opportunity to correct any deviations earlier <br />rather than later in the process. This constant evaluation and <br /> <br />- <br /> <br />feedback also allows adaptation to the inevitable changes that <br />occur over the course of the work. <br /> <br />Communication - The final component, and possibly the most <br />important, pertains to effective communication between all <br />team members, including client representatives. Tools used to <br />facilitate this communication process include weekly coordination <br />meetings; regularly scheduled client communications; electronic <br />communication, including regular Web-based drawing exchange; <br />FTP sites for exchange of project files; e-mail and project Web <br />sites; thorough and timely preparation of meeting minutes; and <br />development of Basis of Design documentation to communicate <br />design intent and criteria early in the design process. <br /> <br />ESTIMATING/BUDGETING <br />To plan, control and complete the Heritage Park and Parking <br />Garage Project successfully from a financial point of view, an <br />accurate initial estimate of all project management, design, <br />construction and related costs in the budget is essential. Final <br />cost versus expectations is the single most common problem <br />on a construction project. We will work to utilize available <br />benchmarks from the most recent facilities designed for other <br />clients and governmental agencies to develop early cost estimates. <br />The W.G. Mills Team prides itself in its ability to prepare and <br />update overall project estimates which, from the early program <br />stages of design, accurately assess project costs. For construction <br />costs which represent a major portion of most programs, this is <br />achieved through two simultaneous means. <br /> <br />First, we will utilize our extensive cost database to analyze cost <br />by building type and a trade-by-trade basis. This cost database <br />includes building analysis for each estimate prepared and trade <br />contractor bid received by the company. It is useful in the <br />programmatic and conceptual design stages when little is known <br />about a project's specific design features. This information <br />will act as a cross-check of schematic, design development <br />and construction document estimates. Trade-by-trade cost <br />information is available for every trade contract awarded <br />nationally and will provide our team with information ranging <br />from trade cost per building square foot to specific unit prices for <br />each component. This full range of cost information gives us the <br />ability to prepare accurate estimates at any level of design. <br /> <br />Second, accuracy of cost projections with respect to design intent <br />and a client's expectations are most readily achieved through <br />communication. All parties involved must agree on the design <br />and estimate basis. This is increasingly important during the <br />early design stages when an estimate prepared in a vacuum <br />represents only the estimator's point of view and assumptions. <br /> <br />The cost estimate on these project(s) will be developed utilizing an <br />extensive unit price historical cost database from similar, recently- <br />completed projects applied to computer-aided quantity surveys. <br />In addition, if the plans are sufficiently complete, we will solicit <br />subcontractor input and pricing. Estimates will be updated as the <br />plans and specifications finalize. This is an on-going process and <br />will be accomplished as frequently as necessary. <br /> <br />We will also evaluate the overall budget goals for the project. <br />Budget estimates are developed for each phase of the project <br />as well as critical components. A cost report is prepared, <br />detailing the anticipated cost of the project.
