Cost control staff is responsible for the following <br />essential functions: <br /> <br />· Maintaining accurate records of progress payments <br />· Storing and managing change order and claim related files <br />· Reviewing cost estimates <br />· Recording minutes during negotiation sessions <br />· Updating and reporting the earned value and physical progress of each project <br />component based on a schedule of values <br />· Prepare "cost and comparison" variance reports and analyses <br />· Prepare time-phased distributions of all cost accounts per project requirements <br />· Update and maintain the electronic cost <br /> <br />C. Schedule Control <br /> <br /> <br />Schedule Control staff will develop, analyze and <br />maintain schedules in support of the construction <br />management team. The basic schedule control <br />functions are the responsibility of a scheduler. He or <br />she will use electronic software to collect, analyze, <br />store and report on schedule related attributes of the <br />project. The scheduler will: <br /> <br />· Gather, analyze and distribute project <br />schedule data <br />· Maintain and update project master schedule <br />· Prepare monthly progress reports <br />· Analyze delay claims <br />· Assist the core team with delay work around planning <br />· Establish uniform Work Breakdown <br />· Structures and Activity Codes for project schedules <br />· Review contractor schedule updates <br /> <br />The keys to a successful project are <br />accurate schedules and cost <br />estimates, along with concise <br />project control. Because <br />scheduling and project control <br />work go hand in hand, it is <br />necessary to evaluate each <br />component before the project <br />commences. Because some of the <br />best opportunities for controlling <br />projects occur before construction <br />begins, accurate scheduling will <br />yield good project control.
