By having properly trained staff and promptly addressing issues, <br />having proper cost and schedule controls in place, and keeping proper <br />documentation during projects, we have successfully mitigated claims for our clients. <br />As part of the scope of services, we would propose that the Consultant be allowed to <br />perform constructability reviews, which may highlight document errors, omissions, and <br />conflicts among the work elements during the design phase to help prevent change <br />orders and claims during construction. <br /> <br />Our approach to construction delay claim mitigation during construction is as follows: <br />Establishing a reliable baseline schedule is of primary importance in the project <br />scheduling, and an in-depth review of the contractor's baseline schedule and <br />recommendation for approval will be the initial step. This review includes not only <br />technical aspects from the scheduling perspective (predecessors, successors, etc.), but <br />also includes the verification of the contractor's compliance with the contract <br />requirements, the correlation of the baseline with the scope of work and the project <br />schedule of values, among others. The review of the baseline schedule will be <br />comprehensive so as to assure the adequacy of this initial schedule. <br /> <br />Detailed and knowledgeable reviews of the schedule of values prior to the start of a <br />project will assist in ensuring that the entire scope of the project is included, there is no <br />"front loading", avoiding payment for work not yet performed. <br /> <br />As the project proceeds, it is important that the project schedule is adequately <br />maintained. Periodic reviews of the contractor's schedule update data for accuracy, <br />compliance with the contract documents and actual correlation with the field <br />observations will identify not only the current project status, but also highlight any <br />situations that may need additional attention from the project management team <br />(lack of progress, changes in project sequencing, time compressions, etc). Through <br />these reviews, the reliability of the projected forecast completion is verified, and <br />potential project delays are identified and documented. Schedule update reports <br />may be used during project meetings to assure the proper understanding and timely <br />action by all parties involved.
