Approach and methodology (cont.)

)

We have developed a Work and Quality Control Plan with 4 basic tasks in order to
meet the 5 goals above:

Task 1 - Program, Project Inventory, Preliminary Services
During this task we will establish or verify the project program, which will be
used to continue and complete the design. Some of the critical criteria include:

1. Client and User needs/scope
2. Budget/Cost Control with CM Contractor
3. Existing Building As-built Information
4. Surveys and Utility Detection
5. Design Guidelines
6. Delivery schedule for each design phase and construction
7. Phasing
8. Operational Analysis
9. Material Analysis based on type of project
10. LEED "Green Design

)

All of the available criteria and guidelines, which have been established by the
client will be the basis of the Team's initial approach to the project. Task I will
establish data, controls, conditions, preliminary procedures and information to
support further development in design. Task 1 efforts will begin immediately upon
Notice to Proceed and may overlap other phases of work as required to complete
individual tasks.

Task 2 Design and Construction Documents
The LMP Design Team will closely coordinate the Design and Construction
Documents with client, users, Contractor and other specialty consultants as
required. The Design Team will have scheduled coordination meetings to ensure
that the following criteria are always addressed and properly implemented on the
Design and Construction Documents:

1. Incorporate established program requirements
2. Incorporate any previous comments from client or other agencies
3. Consultant coordination meetings
4. Develop quality specification
5. Develop quality details
6. TenantlUser coordination
7. Phasing of Project
8. Coordination with other public/governmental agencies
9. Confirm Budget/Cost Control with Contractor
10. Confirm schedules for Design and Construction with Contractor
11. Pre-Permitting (dry runs) and final permitting

LAURA M.
