Summary Minutes:Regular City Commission Meeting January 19,2017 City of Sunny Isles Beach,Florida
Svechin also asked who the target audience would be for these units. Rich Brock responded
saying that, after market research, it was determined that a need for a high-end luxury rental
for millennials was warranted. That group includes young professionals, both couples and
singles. The rent will start at around $2,000 and go up to about $2,800 per month.
Commissioner Svechin mentioned that she still has concerns with the need for variances, and
the impact that it will have on the already overcrowded school with the number of additional
students expected to attend. However, she believes there is a need for a rental community in
the city and echoed Commissioner Gatto's comments regarding the developer's right to
build.
Vice Mayor Goldman mentioned that since she resides on the south side of Poinciana
Island, she is the most impacted by this development. She explained that she currently faces
a surface parking lot that lacks aesthetics and the addition of a baywalk is a welcomed
improvement. Vice Mayor Goldman also agreed with Commissioner Svechin in that there is
a need for a rental community in the city. She recognizes the need for workforce housing,
something that she has always been in favor of, and this project addresses that need.
Mayor Scholl mentioned that he has met with the developer numerous occasions over the
course of his time as Mayor. He recalled that the first plan that was presented to him he
disagreed with because too many variances were being asked for with no benefits to the
public; and so he asked the developers to go back to the drawing board. A second plan was
presented that he again disagreed with for the same reasons. After a third time, the
developer came back with the plan that is now before the commission. This plan brings
down the height of the tower, splitting it in 2 buildings; adds the workforce housing
component, the baywalk, and includes the dedication of the parcel of land along Collins
Avenue for the continuation of the Intracoastal Parks.
Mayor Scholl also echoed the sentiments and comments of the rest of the Commission in
regards to the variances. He agrees that they are variances that are insular to their community
and have no impact on the neighboring properties. Mayor Scholl concluded reiterating the
fact that the developer has right to build on his property so long as it is done within the
confines of the City Code.
Vice Mayor Goldman moved and Commissioner Gatto seconded a motion for approval.
Resolution No. 17-Z-161 was adopted by a roll call vote of 3-1-1, in favor.
Vote: Commissioner Aelion absent
Commissioner Gatto yes
Commissioner Svechin no
Vice Mayor Goldman yes
Mayor Scholl yes
6
