NARRATIVE <br /> O <br /> Professional Architecture Services for Government Center Lobby+Gateway Park <br /> PROPOSED TIMELINE <br /> Project Management <br /> The key to project management includes creating clear and attainable project objectives, building the project requirements, <br /> and managing the triple constraint for projects,which are cost, time, and quality(also known as scope).This is accomplished <br /> through a series of tools: <br /> 1. Regular team coordination meetings to identify project challenges, present proposed solutions and track progress of <br /> the issues resolved and those that remain. <br /> 2. Task lists that are distributed to all participants since some challenges do require research beyond what is available at <br /> table discussions. <br /> 3. A schedule with critical milestones to assist the team is foreseeing interdependent decisions or work to avoid interruption <br /> of work flow. <br /> 4. A list of deliverables that all parties are privileged to identifying the expectations from the team,including the Owner. <br /> We have studied the requirements of your project for phasing requirements and design process and propose the below schedule. <br /> While ambitious,we feel the schedule could be even further condensed if desired taking advantage of our favorable workload. <br /> Project Timeline Estimated Time <br /> Notice to Proceed <br /> Conceptual Design <br /> Program Verification,Concept Design 3-4 weeks <br /> Presentation#1—City Staff Review Per Owner <br /> Presentation#2—Final Presentation Per Owner(May include Public Design Workshop) <br /> Schematic Design 4-6 weeks <br /> Owner Review 1 week <br /> Site Plan approval Varies:90-120 days <br /> (Early meetings will be held with the Planning and Zoning Department to achieve preliminary approval of the project <br /> design.
